Darien Real Estate Market Seeing Steady Price Increase ~ 2013.

The real estate market in Darien, Connecticut has seen a steady rise in prices so far this year with the Average Sold Price Year to Date up 7.9% compared to same time last year. Homes sold year to date compared to last year are down 11.94% but along with that new listing supply is down 12.07% for the same time period. This month’s Forbes magazine has put together a list of the best places to retire in the United States if you are looking for a high-end retirement lifestyle. In the New England states only two made the list with Darien, Connecticut being one of them. First Quarter of 2013 the real estate market of single family homes in Darien, Connecticut has held its own compared to same time last year with sales and prices slightly down but with average square foot prices slightly up.
The big news is that currently on the Darien MLS there are 71 homes under deposit and/or with accepted offers and another 122 homes listed for sale. The single family homes for sale range price from $375,000 for a 3 bedroom 936 square foot home up to $15.9 million waterfront estate on 3.16 acres with a 12,000 square foot custom built Hobbs home. Darien, Connecticut Year to Date (YTD) compared to same time last year single family home sales are up 18.5% and as well they are on average selling quicker. But along with that the average home size is down with the average sales price lower as well.
Currently there are 130 active single family listings on the Darien MLS along with 23 active rentals. There are currently 40 homes under deposit and/or with accepted offers. Prices start at $399,000 for a 1,200 square foot home on 0.27 acres and go up to $26,000,000 for 5.25 acres direct waterfront estate in the Tokeneke area of Darien.
3 new listings came on the Darien, Connecticut market this week just around $1,000,000. All three of them are on lots under a half acre, walking distance to Metro-North train station (55 minute ride to NYC) and all three are on dead end side streets.
