This is an interactive series where participation is a must, identifying best practices, key terms and concepts, regulations, incentives and concepts in practice of “green building”.
Understanding a Sustainable Home is a new course offered in 2011 by Bill Janhonen. This course is designed to explain the elements that comprise a sustainable home. Green homes incorporate Green Habits and this course will explain the synergies and integration of an energy efficient home relating to Energy, Water, Indoor Air Quality, Building Location, Landscaping, Green Products, Materials and Resources.

Sears,Roebuck & Co, Pre-Fab Homes 1908 to 1940.
Sears, Roebuck and Company sold pre-cut and fitted material homes through their mail order Modern Homes program from 1908 through to 1940. There were 447 different house styles from simple summer cottages to elaborate multistory homes with French doors and art glass windows. The process would start with Sears sending you the Modern Homes catalog and you would pick and choose the style and features. Sears would even ship custom designed homes to individuals once blueprints were submitted. The entire home would arrive by railroad from framing lumber to carved staircases, nails, varnish and instructions.
Sears mass production of homes saved the homeowner money by lessening manufacturing costs, the ready to assemble homes required less construction time up to 40%. Sear’s choice of “balloon framing”, use of drywall, asphalt shingles also greatly reduced the cost to homebuyers.
Sears Modern Home program also stayed current with the latest technology in the early twentieth century incorporating central heating, indoor plumbing and electricity.
No official tally exists of the number of Sears homes built but it is estimated that more than 100,000 houses were sold between 1908 and 1940 through the Modern Homes program.

2010 year End Housing Statistics in Darien, Rowayton & New Canaan, Ct.
For the year end of 2010 the housing statistics for Darien, Rowayton and New Canaan, Connecticut show that unit sales are up from 2009 according to the William Raveis Housing Data Site.
Single Family Properties.
For single family properties Darien unit of sales are up 35.7% from 2009 along with the average year to date (YTD) up 17.9%

Rowayton, which is the 6th taxing district of Norwalk, had a YTD of unit home sales were up 6% while Norwalk on a whole was up 14.2% year to date for 2010 with Rowayton’s average sales price was up 42.5%.

New Canaan had an increase of 45.4% in unit home sales in 2010 compared to 2009 with the average sales price increase of 2.1%

Luxury Developers in Europe Going GREEN.
The WSJ Real Estate section reports that Luxury European developers are going green by building carbon-neutral luxury projects and new homes in the U.K., Portugal, Italy, Morocco and Switzerland. The average cost for these eco-friendly packages add about a 10% premium to the price of the project but with possible payback as soon as four years on an average home. It is estimated that over time the resale value of carbon neutral properties will be higher than a comparable fossil fuel heated building. The price range of these luxury homes start at £425,000 and range up to £1.5 million.
Carbon neutral or zero carbon is carbon neutrality, or having a net zero carbon footprint (total set of greenhouse gas emission) by balancing a measured amount of carbon release with an equivalent amount sequestered, avoided or offset.
There are two voluntary measurement rating systems for green building, one is BREEAM in the U.K. and the second is LEED developed by the United States Green Build Council by the (USGBC).

US Employment UP, ADP Reports December 2010.
The December 2010 ADP National Employment Report confirms that nonfarm private employment grew very strongly in December. Here is a brief rundown;
· Private-sector employment is up 297,000 from November to December and from October to November had an increase of 92,000.
· Service providing sector rose by 270,000 in December, the eleventh consecutive monthly gain.
· Goods producing sector rose 27,000, the second largest gain since February 2006
· Manufacturing rose 23,000.
· Employment of businesses rose as well:
o Large Business up 36,000
o Medium Business up 144,000
o Small Business up 117,000.
· Construction sector was unchanged for December ending a monthly declines since June 2007
· Financial services declined 8,000 in December.
