Rowayton village on Five Mile River in Connecticut is easy to get to off of exit 12 of I-95.  Head south on route 136 for a few miles and you will cross over white bridge into Rowayton.  As you enter town you will have Pickney Park and the 5 Mile River on your right with the the well known landmark canon on your left.  Pickney Park over the summer holds such activities as Shakespeare on the Sound, weekly Farmer’s Market, Concerts and the River Ramble festival.

In Rowayton Village you will find a collection of locally owned business such as the barber shop, hardware store, town market and deli’s, wine store, restaurants, boat yards, a few art galleries and the volunteer fire department.

Rowayton has their own town beach called Bailey Beach along with bbq’s, picnic tables, baseball, basketball & tennis facilities.  Over the summer concerts performed there.  Also in Rowayton there are a number of Neighborhood Beach Associations such as Belle Island, Pine Point Assoc., and private beach clubs such as Roton Point Assoc. & Wee Burn Country Club.

The Rowayton Library and Community Center is a wonderful piece of property beside the Rowayton Elementary School.  At the library there are paddle tennis courts and a fenced in dog park. At the Elementary School there is are sports fields, a children’s playground, tennis and basketball courts and in the winter sometimes ice skating on the pond if cold enough.

Darien, Ct. Real Estate is Diversified !!!

After driving around this week looking at a lot of open house in Darien, Ct. I realized that Darien Real Estate is Diversified!!!!   No matter what you are looking for you will probably find it here in Darien, from $500K up to $10+ million dollar home. Currently there are over 200 homes for sale. If waterfront, water-view or walking to the shore is important to you then Darien has approximately 16.5 miles of shoreline along Long Island Sound.  You can find fixer uppers with some of them up past the 1 million dollar mark. There are a good number of renovated and new homes for sale to choose from with many of them using green build technology and material. Darien is diversified, no matter what style of home you are looking for Darien probably has it; Colonial, Farmhouse, Historical, Old World charm to Modern and Contemporary homes.  Homes sizes vary as much as home styles from just under 1,000 sq feet to 8,000 sq. ft and up with lots sizes from about a tenth of an acre up to 4+ acres.

Here is what is happening for Single Family Properties:-

Darien ~ May 2010

  • Current sales for May were 26 homes, up from 18 the prior month.
  • Three month average sale price of the homes are $1,744,290.
  • Current month inventory of homes 248, which is approximately 13.5 months of supply.
  • Three month average for market time sold is 135 days.

 

New Canaan ~ May 2010

  • Current sales for May were 15 homes, up from 11 the prior month.
  • Three month average sale price of the homes are $1,633,231.
  • Current month inventory of homes 286, which is approximately 22.6 months of supply.
  • Three month average for market time sold is 138 days.

 

Rowayton  ~ May 2010

  • Current sales for May were 3 homes, down from 5 the prior month.
  • Three month average sale price of the homes are $1,598,250.
  • Current month inventory of homes 87, which is approximately 21.3 months of supply.
  • Three month average for market time sold is 170 days.
