‘Green’ Energy Efficient Homes for Sale in Darien, Ct.

May 10,2013.

The spring market in Darien, Ct has been active with prices ranging from $375,000 up to $15,900,000. Currently there are about 130 single family homes for sale on the Darien MLS and today we will be previewing three of them that are ‘green’ energy efficient homes.

The first home is a certified LEED Platinum home that was originally a 1925 home but was totally renovated and remodeled in 2011. The home scored a HERS rating of 37 which makes it approximately 63% more efficient than a new built home. The home won the Connecticut Green Building Council’s (CTGBC) 2012 ‘Residential Green Building Award’. Continue reading

Homes Sales Are UP Darien, Connecticut ~ August 2012.

Darien, Connecticut Year to Date (YTD) compared to same time last year single family home sales are up 18.5% and as well they are on average selling quicker. But along with that the average home size is down with the average sales price lower as well.

Currently there are 130 active single family listings on the Darien MLS along with 23 active rentals. There are currently 40 homes under deposit and/or with accepted offers. Prices start at $399,000 for a 1,200 square foot home on 0.27 acres and go up to $26,000,000 for 5.25 acres direct waterfront estate in the Tokeneke area of Darien.

2006 vs. 2012 Fairfield County, Connecticut Real Estate Market Report by UConn.

According to the statistics that the University of Connecticut’s School of Business’s for Real Estate and Urban Economic Studies home value prices over all have fallen from their peak in 2006 in Fairfield County, Connecticut by an average of almost $244,047.

According to the report mid-tier* home values in 14 Fairfield County cities and towns have diminished since 2006 with New Canaan having the largest decrease of $533,058 and Monroe at the opposite end with accumulated decrease of $129,584. Obliviously these are reflective of the median price point of single family homes in each town. Currently in:

  • New Canaan the median sold price Year to Date March 2012 is $1,080,000.
  • New Canaan median sold price Year to Date 2011 was $1,971,750.
  • Monroe the median sold price Year to Date March 2012 is $331,250.
  • Monroe median sold price Year to Date 2011 was $378,000.

PROPERTY MILL TAX RATES FOR CONNECTICUT.

Connecticut Property Tax Mill Rates.                                                                   July 2010.

The property tax rate is expressed in mills or thousandths of a dollar. A tax rate (mill rate) of 11.74 mills is equivalent to $11.74 of taxes per $1,000 of assessed value. In Connecticut the property assessment is equal to 70% of the fair market value of the property as established by the municipal Assessor. Each town sets its own mill rate; some municipalities have different mill rates for different districts within that town. Assessment dates for property on the Grand List must be assessed by October 1st of the preceding year. So for property taxes due July 1st, 2010 and January 1, 2011 are determined from assessments computed by the town assessor prior to October 1, 2009. Typically the majority of Connecticut towns, real property taxes are payable for the current tax year on July 1st and January 1st, this is the same as the state’s fiscal year. But in some towns payments are made quarterly so check with town hall first.

Home Energy Solutions (HES) program in Connecticut.

Home Energy Solutions (HES) program in Connecticut.

 The HES program is administered by utility companies, and Connecticut’s Energy Efficiency programs are funded by a charge on customers of CL&P and UI electric bills. There are only 18 approved vendors who can do the HES program in CL&P territories. The Connecticut Energy Efficiency Fund is not a “state administered” program. The Connecticut Home Energy Solution, HES, is still available for Connecticut home owners for a short time. The program is designed to test homes and save energy.Blower Door Test

This involves a HES energy technician, that is certified by the Building Performance Institute (BPI), who will visit your home and perform an energy efficiency assessment.  This includes a walk through inspection of the home, and then the technician will perform a door blower test to determine air leakage of the house.  Air Sealing and Weather stripping will be done afterwards to stop major air leaks.  

Also included in the program are incandescent bulb replacements to new energy efficient compact fluorescent bulbs (CFLs). Appliance inspections and their efficiency levels are checked and they will offer rebates for ENERGY STAR ® appliances. If you have duct work they will also inspect and test the ducts for air flow, performance and air leakage. Low flow shower heads will be installed, along with faucet aerators, to assist with water conservation.

Insulation Evaluation will be done and if needed a recommendation of insulation upgrades will be made. With this program there are rebates and discount loans available for additional and new insulation.

If you are planning or were thinking about doing any larger “home energy efficiency” improvements you are now able to apply for an unsecured loan through AFC First and sponsored by the Connecticut Energy Efficiency Fund.  The rates for these loans are subsidized by Energy Efficiency Fund CEEF:

                                          $2,500 to $6,999 for 2.99%

                                                    $7,000 to $20,000 for 0.00% 

The loan is unsecured and there is a quick and easy process with terms of up to 10 years.  

The purpose of the loans is to help customers make the energy improvements recommended by the HES technicians.
