Rowayton & Norwalk Year End Real Estate Report 2011.

Rowayton is the Sixth Taxing District of the city of Norwalk, Connecticut located on Long Island Sound and 45 miles away from New York City with its own Metro North train stop. Over the course of the year the community holds many events such as the July 4^th fireworks, River Ramble, Summer Music Festival and Memorial Day Parade to mention a few.

Currently in Norwalk there are 288 single family homes for sale ranging from $139,900 up to $4.7 million. Out of that there are 41 single family homes for sale in Rowayton, 06853 ranging from $419,000 to $4,495,000.

New Canaan Year End Housing Report 2011.

January 23, 2012.

The number of single family homes in New Canaan, Connecticut that sold in 2011 ended with 191 units, the same amount as in 2010.

But prices were up with the year to date median sold price up 9.31% from 2010 at $1,585,000 and with the average sold home price for 2011 at $1,841,793 which is $150,691 more than 2010.*

Currently on the market are 168 single family homes for sale with 13 pending sales and one closed sale so far for 2012. There are currently 37 Condominiums for sale in New Canaan.*

New Canaan Community Helps Family Who Lost Home In Fire.

Envision waking up one morning with no ID, money, cell phone, computer or belonging’s except those on your back. That is exactly what happened to the Lee family in New Canaan, Connecticut on Sunday morning January 15^th, 2012 when a fire totally destroyed their home of 15 years and everything inside of it. Luckily everyone made it out safe along with the two family dogs. 

As you can imagine it has been overwhelming for the Lee family to deal with the tragedy but owner Daniel B. Lee says “we just have to take it one day at a time”.

One bright spot of this event is that the community of New Canaan has come out in full force to help the Lee Family. Mr. Lee said it has really made a difference to them and has given the family something positive to focus on. The local Bank of New Canaan has started a Lee Family Fund on the Internet where folks can donate money. Currently living out of a hotel room the Lee’s really having no place to put donated goods.

Greenwich, Connecticut Year End Housing Statistic’s 2011.

January 19^th, 2012.

As of today in Greenwich, Connecticut there are 467 single family homes listed for sale on the Greenwich MLS with prices starting at $350,000 and going up to $39,600,000

So far in 2012 15 homes have sold, with another 66 homes with offers in place.

In 2011 524 single family homes sold between the prices of $280,000 up to $39,500,000. The median sales price was $1,655,000 down $86,500 from 2010.

Real Estate 2011 Market Report ~ Darien, Ct. 06820

January 18^th, 2012

For the month of December 16 single family homes have sold in Darien Connecticut compared to 22 homes from December of 2010 with current inventory at 124 homes for sale.

Year end housing data for 2011 shows that 227 single family homes sold compared to 248 last year with the median sale price up 5.7% for the year compared to 2010.

Current price per square foot averages out to around $493 for the year with sales to list price ratio for the year at around 92%.

Ring’s End Lumber Sponsers Education Event on New Building Codes & Technology’s.

 Connecticut’s building supply company Rings End located in Darien, Connecticut and 10 other locations sponsors an all day education event for builders and architects on new building technologies, materials, building codes and Energy Star version 3. The event was called “If Walls Could Talk”, there were built wall models on display along with 6 seminars and two Q&A sessions were part of the all-day activities along with Vendor displaying building materials.
