Four towns in Fairfield County, Connecticut made Bloomberg Businessweek’s 50 richest area’s in the U.S. The Gadberry Group assembled the report by looking at all the zip codes in the US with more than 100 households and ranked them by average income and net worth of households.
The four zip codes in Fairfield County that made the top 50 are:
Darien, 06820 which came in at 36
Riverside, Greenwich, 06878 came in at 27
Weston, 06883 came in at 26
New Canaan, 06840 came in at 19.

Compared to 2010 the real estate market for 2011 year to date, YTD, in Lower Fairfield County, Connecticut seems to be fairly stable with the number of sales on average a little lower but prices remaining close to the same and in some towns even up.
In Greenwich the Year to Date number of units is up a 13.01% compared to that same time period in 2010 with the average home price down only 2.08% currently at $2,453,142.
Stamford meanwhile is a little below last year’s numbers with unit sales at 489 just below 2010 of 491 but with average sales price down 6.77% with a year to date average of $657,428.
Darien unit sales are down 6.64% but with the average sales price up just 0.05% at $1,682,391.
Norwalk volume is down 14.32% in single family homes sales but with prices up 2.62% YTD average 579,966.
New Canaan is showing an improvement from 2010 with unit sales up 2.21% and average sales prices up 8.14%, YTD average $1,858,278. Continue reading

2011 Year to Date, YTD there have been 496 closings with another 70 pending offers. This compares to last year, 2010 of 482 year end home sales. Seeing that we are already ahead of the number of units selling we should look at the average sales price of single family homes in Greenwich which are at year to date October average of $2,484,640 down 1.3% from same time 2010. As you drive around Darien, Connecticut this December you will see many signs on the ”Shuffle Referendum” Yes or NO? The town is buzzing with the debate of should we do the shuffle or not?
The appropriation of $7 million for The Shuffle would move the senior center programs from Edgerton Street to Town Hall and the Board of Education offices from Town Hall to 35 Leroy Ave. VoteYesDarien.com are in favour of the shuffle.
The opponents to the shuffle, StopTheShuffle.com say that this is an unnecessary use of tax payer’s money:
- Moving 30 full time Board of Education administers to the old library at a cost of $86,000 per employee
- 23,000 square foot senior center is too large and not needed.
The Referendum will be voted on December 13th, 2011 currently scheduled from 6 am to 8 pm. The vote will be paper ballot at sex regular polling locations in Darien.
In the past 22 years there have been five referendum votes in Darien, Connecticut.
